Title Insurance FAQs

  • Title insurance is different from homeowners’ insurance. Homeowners’ insurance protects you from any damage or loss related to your property due to fire, theft and/or flood. 

  • Title insurance protects purchasers from defects in the title to the new property specifically in relation to right to use and enjoy the property.

  • A title insurance policy can protect you from the following:

    Possible encroachments onto adjoining properties; 

    Any potential problems that may arise due to potential survey and zoning deficiencies;

    Building permit or building code deficiencies resulting in remedial work.

  • In some cases, lenders require that you have a title insurance policy. 

    We highly recommend having a policy as it does help if any of the issues we have listed above arise. 

  • The title insurance policy is a one-time, upfront- fee that is paid at the closing of your purchase or refinance for as long as you own the insured property.  The amount of the insurance varies depending on the purchase price of your property, what type of property you are purchasing and where in Manitoba your property is located.
